How property assessment works, with appraiser Carl Provencher

CHIP 101.9 spoke with a residential appraiser, Carl Provencher of the FQM évaluation, to learn more about how the value of residential properties is established. As Provencher explained, in the Pontiac, it is the market that influences the amount of appraisals.

When the owners judge that the amounts do not correspond to the amount that their property is worth, several options are available to them to change the situation.

“So, basically, the question you have to ask yourself is, when you get your municipal assessment: would I have been able to sell my property at that value as of July 2020? If the answer is no, in fact, there are three things taxpayers can do. Until April 30, they can call us, we make a correction free of charge, we call it an informal request. But, until April 7, at least, we can make corrections free of charge following the telephone of taxpayers. Thereafter, if the taxpayer, until April 30, the taxpayer can apply for a review, there, there are fees, it works with the, the amount of the fees it works with the value of the property.”
